ACQUISITION

Our experienced land team specialises in acquiring sites for development throughout London,  Midlands and the Home Counties.

The preferred acquisition is off-market properties which are originated both from land-owners and our vast network of trusted associates and agents. We can offer a more flexible approach where the vendor embarks on the development journey with us in partnership, which enables the original landowner to also participate in the scheme. This is particularly relevant in the current financial climate where some vendors prefer a mechanism that offers additional return to them as the market improves. 

We would acquire land with or without planning and will participate in option and/or joint venture agreements with land-owners. Our commitment to sustainable development means that most of our developments are created on recycled brownfield sites, adding value to local communities and to the environment.

We have recently been active in seeking ‘Air Space’ development projects. This is in line with our sustainable development principles and assists in helping deliver homes in London where space is at a shortage. 'Air Space' development delivers greater added benefit to the leaseholders as they would benefit from improved and refurbished communal and lobby areas, reduced service charges, improvements to the building’s façade and better energy efficiency. 

We consider ourselves well placed to unlock added value on a site in any market conditions and our flat line structure enables us to be efficient in our decision-making process.

DESIGN MANAGEMENT

With our vast breadth of experience across many boroughs, we have the right skill set to take development projects successfully through from inception to planning and construction.

Most of the land we buy is on a ‘subject to planning' basis. This allows us to efficiently achieve the best scheme possible on that particular parcel of land and results in the landowner achieving an increase on market price. We can quickly appraise the potential of a property for development and take it forward in the most effective way – we would normally start by carrying out a site feasibility study with our architects and surveyors, and then move on to liaising with the local authority. We have put together a great team of planning experts and we have a good track record of working in a range of London boroughs, which allows us to understand the specific requirements of certain councils.

Our planning expertise also enables us to enhance sites with existing planning permissions. We carry out an efficient space planning check on any site we acquire, often adjusting the layouts to make better use of the available space and to add to its desirability.

Our team of in-house interior designers play a key role in ensuring the finished development will provide a pleasant living environment and enhanced lifestyle for its residents.

Gamlingay, Cambridgeshire 

This development of two brand new and unique chalet style ECO homes epitomises the ethos at Provident Homes. These Eco friendly properties have been designed with contemporary living in mind and boasts striking double height living areas and bespoke open plan kitchens. These Class A energy rated homes benefit from solar PV, efficient air source and smart under floor heating. This rural project was completed on time and within budget despite site constraints. It’s a great example of our commitment to delivering quality developments by seeing it through from start to finish.
